In London, developer Landsec is on a mission to create spaces that stand the test of time—including their MYO brand of flexible workspaces. The Structure Tone London team was appointed by Landsec to take three existing former office block sand reimagine the space into:

  • Two connected MYO offices
  • One Grade II listed entertainment space, The Stables

AMENITIES FIT FOR KING’S CROSS KNOWLEDGE QUARTER

The team had to undertake extensive structural, architectural, and MEP works in the connected offices to transform the shell and core space, including fully replacing the capital plant, upgrading and replacing passenger and platform lifts, and installing both hybrid variable refrigerant flow (VRF) and traditional
four-pipe heating and cooling systems, a new smoke ventilation system, and 37 newly fitted washrooms. The scope also included building a new entrance and feature staircase within the existing façade.

The result? 80,000sf of flexible shared office space, which is proudly bursting with amenities— from a gym with showers and exercise studio, to conference rooms and lounges, to catering facilities and a penthouse lounge bar and café.

The pièce de résistance, however, is The Stables, which has been completely reworked into a multi-purpose events venue featuring an auditorium, breakout areas, private meeting rooms, and training facilities to accommodate up to 200 people.

UPDATING HISTORY FOR MODERN BUSINESSES

Working within an historically listed building presented challenges when it came to introducing new structural elements, upgrading the existing structure to meet current fire rating regulations and refurbishing the unique, original features. Through the use of traditional construction methods, the team successfully delivered a modern fit-out that preserves the building’s historic character.

Externally, the team repaved and landscaped the public realm to create a more welcoming environment, which was linked to the new interiors through new entrances formed in the existing façade.

With a plethora of amenities on offer, MYO King’s Cross is the ultimate office and entertainment space.
