Structure Tone New York is proud to have helped deliver JPMorgan Chase’s new global headquarters at 270 Park Avenue—a 2.5Msf, all-electric tower designed for 10,000 employees and thousands of daily visitors. With flexible workspaces, smart technology, and expansive outdoor areas, it sets a new benchmark for sustainability, health, and wellness in Midtown.
LUXURY MEETS FUNCTIONALITY
Structure Tone New York delivered a transformative 175,000sf fit-out across seven premium floors. The three-floor, 75,000sf executive suite combines private offices, boardrooms, and open workstations in a seamless layout. Acoustic treatments and zoned mechanical systems ensure comfort and discretion, while an elegant interconnecting stair creates a striking visual link to the client center above.
COLLABORATION AT THE CORE
Structure Tone managed the fit-out of these seven floors while integrating work with ongoing core and shell construction—a challenge requiring precise planning and adaptability. From the earliest stages, the team worked hand-in-hand with architects, engineers, and trade partners to align design intent with constructability. Custom finishes, full-service food areas, and advanced A/V packages demanded seamless coordination.
When unexpected hurdles arose- the collaborative spirit deepened.
We held daily strategy sessions to keep the project on track,” EXPLAINS SCOTT CORNEBY, STRUCTURE TONE PROJECT EXECUTIVE. “We adjusted schedules in real time and shared lessons learned.”
Behind the scenes, the team synchronized commissioning efforts, adapted sequencing, and mobilized resources for premium-time programs—working seven days a week for over 100 consecutive days.
THE RESULT
Temporary Certificates of Occupancy for six floors were in hand by early November 2025, with the last floor TCO in hand in December as scheduled. Structure Tone assisted JPMC with their multiphased migration through yearend. More than a construction project, this fit-out stands as a collective achievement—a testament to technical mastery, creative problem- solving, and the power of collaboration.
